The Miami area is known for a mix of primary and vacation residences. What should someone look for as they're thinking about purchasing a home or investment property in the area?
"Miami is a vibrant and energetic city with diverse neighborhoods that offer so many different opportunities. Prospective Buyers need to really research the areas with a good Realtor who is knowledgeable and up to date with how the neighborhoods are developing and what is going to better serve the buyer's individual lifestyle. They need to ask what is most important to the buyer: Stable neighborhood with good schools, proximity to, financial district, arts and entertainment, shopping or beaches, or is there a preference for a super energetic neighborhood with nightlife, restaurants, etc. These are all important things to consider before you settle into any particular area."
Miami has some of the fastest-rising housing prices in the country. What do you predict for the rest of the year, and how might this affect someone's investment portfolio?
"Home prices have risen at a record breaking and unprecedented pace as Miami has become the fastest growing housing market in the country for the past 2 years. As we have gotten past the pandemic and people are moving from high tax states to establish their businesses and primary residence here we see prices continuing to rise at a more stable and sustainable pace. This is not the speculative market we saw in previous cycles. Investment wise you have to be able to understand what the demands are for in residential, rental and income producing properties. Residential investment has traditionally favored single family homes but we have seen pent up demand and appreciation in the luxury hi rise condominium sector due to low inventory across the board."
Considering the competition, what are some strategies for standing out as a buyer or investor in Miami's market?
"To stand out and be able to get the properties you want to acquire, you have to be willing to act at lightning speed! offer to always pay cash and close quickly (generally 30 days or less). Don't think that if you see a property you like today, it will be there tomorrow, or even an hour later, for you to decide you want to buy it. It won't! When I know my client is going to like the property I show them, I go with the contract fully prepared and ready to be signed as we step through the front door."
For residing or investing, what makes Coral Gables a desirable location?
"The most secure and privately gated enclaves of stately single family homes with some of the most magnificent waterfront properties are in Coral Gables. It is one of the oldest cities in South Florida and it's great for raising a family. It offers great schools, shopping, restaurants and a very tranquil setting. Beautiful parks and a lot of tree lined areas are very inviting for outdoor activities. It is also one of the safest cities in the nation."
What types of properties are in demand at the moment?
"Single Family homes have been in very high demand. But we are now seeing the launch of pre-construction projects by many of Miami's most well recognized developers. The trend is also the collaboration with luxury brands such as The Bentley Residences and St. Regis Residences in Sunny Isles Beach, Baccarat Residences and St Regis in Brickell, Cipriani Residences and Waldorf Astoria. It really sets the Miami market apart from all others."
