Lead Safe Certification is the title of New Jersey's newest lead paint law that goes into effect July 22, 2022. The new NJ law applies to ALL rental properties built before 1978, and will require lead-paint inspections on non-exempt rental properties at turnover. TRENTON, N.J., July 15, 2022 /PRNewswire-PRWeb/ -- Environmental Testing Services (ETS) has been preparing its new strategy for over a year and delivering certifications just in time for New Jersey's newest lead-based paint law that goes into effect July 22, 2022. NJ Lead Safe Certification requires lead-paint inspections on all pre-1978 NJ rental properties prior to July 22, 2024 or upon tenant turnover, whichever comes first.
ETS has streamlined their operations to address the demand for lead inspections by leveraging x-ray fluorescent (XRF) technology with a complete lead-safe versus lead-free certification process. The new strategy enables landlords, owners and renters to obtain the appropriate certifications in a timely and cost-effective manner.
ETS inspectors conduct comprehensive lead paint inspections using XRF analyzers to identify areas that contain lead paint. If the results of the test determine that NO lead has been found, then a Lead-Free Certificate (valid forever) would be issued. If the home is determined to contain lead paint, then the inspector would take the required number of dust wipes needed to achieve a Lead-Safe Certification (valid up to three years).
