Despite the fact that spring is definitely a seller’s market, as the largest number of buyers are actively searching for a new home, your house will not sell itself, and still needs to stand out from others on the market. To make your house stand above the rest, there are tips to follow to better ensure its sale.
No. 1: Curb appeal. “Curb appeal is always essential, despite the season,” said Fry. “However, during spring sellers have a natural advantage, as the sun is out, things are green again and flowers are blooming, so you need to take advantage of that.” Fry suggests, after cleaning out the dead debris of winter, always keeping your lawn and bushes manicured and planting flowers, if you don’t already have some, keeping in mind that yellow flowers stimulate buying urges.
No. 2: Make it sparkle. Sparkle sells, and potential buyers will be drawn to your house if the outside windows are clean and reflect the spring sunshine. This will bring them inside, and the inside of the home should also shine; if not, your curb appeal and exterior sparkle will have gone to waste, sending a once-potential buyer scurrying back outside and on to the next house for sale, of which there will be many this time of year.
No. 3: Set out flowers and open the windows. Flowers are just as important inside as they are outside, as everyone likes to see and smell the first signs of spring. Once inside, the prospective buyer will appreciate the beauty and aroma of fresh-cut flowers. Additionally, let the outside in by opening your windows, which accentuates the positives with sunshine, fresh air and a refreshing spring breeze.
No. 4: Spring clean your possessions. This means getting rid of the clutter. When doing literal spring cleaning, also get rid of unnecessary items cluttering up the home. Buyers want to see how they will live in the house, not how you lived in it. Pack up and store items you want to keep, and donate the rest.
No. 5: Set the right price. “Even though spring is the optimal time to sell, sellers should still be reasonable about the asking price,” said Fry. “Always compare your home to similar homes in the area that have sold and pay close attention to how much they sold for. Potential buyers never appreciate being taken advantage of, and are much more informed than some sellers might think.”
