Basin Street Properties prepares buildings for tenants to return with help from Gridium’s software checklists

COVID-19 has changed commercial building operations and Basin Street has responded, with help from Gridium’s software, to adapt protocols and procedures and prepare buildings for tenants’ return to work.

Gridium announced today that Basin Street Properties, a leader in commercial real estate in the northern regions of both California and Nevada, has prepared all its office buildings for tenants operating in an environment changed by COVID-19. From upgrading air filters to improving systems operations under the guidelines set forth from the CDC and ASHRAE, Basin Street’s response to COVID-19 builds from its five decades of experience and its newly launched C.A.R.E.S. Initiative.

Basin Street’s C.A.R.E.S. Initiative was launched to facilitate protocols for the health and wellbeing of its tenants and employees. The initiative focuses on five areas: Clean Hands, Air Systems, Restroom Etiquette, Elevator Protocol, and Safe Distance. The program includes hand sanitizer stations, enhanced cleaning protocols, HVAC maintenance and management with a focus on increased ventilation and mechanical systems inspection and monitoring, encouraging stair access and use, where appropriate, and also social distancing in common areas and shared spaces.

Turning expertise into activity that reboots tenant spaces

"Operating office space during the COVID-19 crisis is a challenge unlike any other for a building engineer and dealing with challenges is one of our core responsibilities. The Basin Street Team has really stepped up and we’re proud of what we’ve accomplished,” said Jesse Mancillas, Director of Engineering at Basin Street Properties. “Gridium’s system has a significant impact on communication and tracking, providing a consistent and searchable source of documentation. Basin Street’s comprehensive checklist spans 10 categories, from HVAC and Plumbing to Fire/Life Safety, Electrical Systems, General Inspections, the Tenant Space, and PPE use and Indoor Air Quality are monitored as well as regional air quality indices, with additional outside air utilized when appropriate for the local conditions and tenant health.

While Basin Street’s team could have relied on spreadsheets and phone calls, deploying Gridium checklists unified all the communication in one place, saving time and quickening the reboot. With Gridium, responsibility for a given tenant space’s checklist can be shared, and individual items on the checklist can be assigned and commented on and, in special cases, turned into an entirely separate request for additional tracking. With custom views, every member of the team has a dashboard on progress and project status.
