Indianapolis Realtor Mallorie Wilson, of Century 21 Diversified Realty, lists the top seven tips regarding the advantages of using a Realtor when building a new home.
CARMEL, Ind., Oct. 2, 2018 /PRNewswire-PRWeb/ -- In the current seller's market, due to low inventory, many buyers are going the new construction route. "As a result, many wonder if they truly need a Realtor to build their new home," said Realtor Mallorie Wilson, of Century 21 Diversified Realty.
Wilson shares the following seven reasons on why using a Realtor is essential:
No. 1: The sales agent works for the builder, not the buyer. A Realtor representing a buyer on their new build has something called a fiduciary responsibility to represent their client, the buyer. "From your first meeting with a sales consultant, choosing your floor plan/finishes, understanding and reviewing the paperwork, the construction process, inspections, final walk-through, closing and even post-closing, your Realtor will be right alongside you, with your best interest at heart, not the builder's," stressed Wilson.
No. 2: Their services are free to you. There's a misconception that buyers will get more incentives without an agent. "Your Realtor's job is to represent only you. Their goal is to help you achieve the best pricing/incentives/terms," noted Wilson. "As Realtors, we grow a good rapport with the builders and their sales associates, which can prove valuable in the negotiation process."
No. 3: Negotiations. When you hire a Realtor that handles new construction, they will stay in-tune with the available incentives between builders and available spec/inventory homes. "There are some instances where Realtors have helped negotiate a free washer/dryer/fridge, a discount on that premium lot you want, a lower purchase price, or extra money to use at the design center," added Wilson.
No. 4: Design choices. "When building, a big advantage is not having to compromise as you can customize the home to your liking. Your Realtor can also help you take into consideration features and finishes that not only meet your wish list but could help your home sell for more, in the future," stated Wilson.
No. 5: The Realtor helps you select the builder and ensures they're reputable. Realtors that handle new construction deal daily with the builders. They know the good, the bad, and the ugly. "It's important to ensure from the beginning that you are aligned with the right builder," advised Wilson.
No. 6: The Realtor will educate you on the importance of hiring a Home Inspector that will examine the home on your behalf throughout the entire process. This starts with phase one, foundation; phase two, pre-drywall; and phase three, the final home inspection, which occurs before your final walk-through with the builder. Your Realtor will attend these meetings with you and advocate on your behalf with the builder if issues do arise during the building process.
No. 7: Another set of eyes. "You're in your final walk-through and the builder wants you to sign off that everything looks good. Once you sign off, that's it! When you have a Realtor in your corner, you have an extra set of eyes examining everything to make sure it's perfect," concluded Wilson.
