New technology-forward platform creates a living record of the home, bringing essential property information, maintenance and intelligent tools together in one place.
CHAPEL HILL, N.C., Oct. 13, 2026 /PRNewswire-PRWeb/ -- The average homeowner may know exactly where the sofa came from. But ask for the living room paint color, HVAC service history, appliance warranty, electrician's number or when the myriad home filters need changing, and the search begins.
Digital Home Manual was created to end that search.
Digital Home Manual, or DHM, is a new home management platform that brings the essential information behind a property into one organized, accessible system.
In simple terms, it is the owner's manual every home needs.
We have digitized almost everything important about our lives, yet the information required to manage one of our largest and most valuable assets remains scattered across filing cabinets, emails, text messages, photographs, binders and memory.
DHM brings that information together in a living record of the home that can grow with the property, while using technology to make home management increasingly proactive rather than reactive.
The idea began with a problem award-winning interior designer Todd Anthony had encountered repeatedly during nearly four decades working inside people's homes. When a project ended, the transformation remained, but much of the knowledge behind it did not. Paint colors, finishes, appliance information, warranties, contractors and maintenance details were often scattered or lost.
Anthony envisioned a digital evolution of the traditional homeowner binder and brought the idea to Kerry David, an award-winning filmmaker, entrepreneur and AI product builder, to turn the concept into a working platform.
David built the Digital Home Manual application and leads the company's technology, product development, strategy and operations as CEO. Anthony, as Chief Design Officer, brings his in-depth experience and an understanding of how homeowners and professionals interact with a property.
Together, their complementary expertise shaped Digital Home Manual around the real-world needs of the home.
"Throughout my career, I watched important information become difficult to find as soon as a project ended," said Anthony. "The home remained, but much of the knowledge behind it did not. I wanted to find a better way to preserve that information and keep it useful."
"I saw a real opportunity to bring the homeowner's information together in one intelligent platform, using current technology to make home management more intuitive, beautifully organized and easy to use," said David. "But the real opportunity is in creating a tool that not only helps manage the home, but increasingly anticipates the homeowner needs."
Nearly 87 million U.S. households are owner-occupied, according to the U.S. Census Bureau's second-quarter 2026 Housing Vacancy Survey.
For real estate professionals, DHM creates an opportunity to extend the client relationship beyond closing. Rather than another traditional closing gift, agents and brokerages can give homeowners a practical resource designed to remain useful for years.
Digital Home Manual was designed for consumers and is also exploring partnerships with real estate professionals, brokerages, builders, designers and property managers looking to enhance their client experience.
DHM organizes room finishes and materials, documents and warranties, service contacts, home inventory, insurance information and maintenance history in one place.
Technology-forward features including predictive maintenance, voice-activated entry, document scanning and Ask DHM are designed to make maintaining that record easier and help homeowners anticipate what their property needs before small issues become larger ones.
For owners managing more than one property, DHM provides a separate digital manual for each home. The U.S. Census Bureau currently identifies more than 5 million U.S. properties held for seasonal or occasional use, underscoring the growing need for property information that can be accessed from anywhere.
