REDONDO BEACH, Calif., July 17, 2019 /PRNewswire-PRWeb/ -- HG Portfolio Opportunity Zone Fund launches to attract sophisticated investors for Cannabis Businesses and Opportunity Zone real estate. The Fund has been authorized to raise up to $250 Million focusing on Cannabis Businesses and Opportunity Zone real estate acquisitions. The Fund will provide diversification of investor's investment dollars in a varied portfolio of well-located assets. Assets servicing specialized high growth emerging industries with tremendous growth potential at a very low-cost basis is a key part of the investment manager's strategy. "The investment fund will acquire a diversified portfolio of real estate assets of all types including Multifamily, Hotel, Commercial, Industrial, and Agriculture/Cannabis. With a proven track record of owning and operating a variety of real estate assets from multifamily value added real estate, commercial mixed use buildings; all operating at a positive cash flow within the first year." states CEO Robert Dee.

The primary goal of the Fund is to take full advantage of undervalued opportunistic real estate assets located in Opportunity Zones that are in need of substantial renovations or development. Projects must demonstrate a fundamental value driven by conservative assumptions as standalone projects. There must be a unique component to the investment that allows for substantial upside. The investment criteria or typical transaction profile exhibiting a substantial upside will be investments of $5 million - $50 million in projects requiring some or multiple components of Entitlement and Development, Substantial Redevelopment to cure deferred maintenance and functional obsolescence, Industrial scale Cannabis/CBD/Hemp projects with high barriers to entry due to entitlement delays increasing the time to market; Cannabis or CBD/Hemp projects that have either strategic value in the real estate or has valuable intellectual property potential. Unlock liquidity for qualified businesses that have substantial capital investment in real estate, infrastructure, tenant improvements and equipment with limited debt or equity options; sale leaseback transactions can be very attractive as are built to suit options for an expansion play. Often these projects can be located anywhere, and operators are looking to open wherever they can often at a very limited capacity with slow processing by regulating bodies.

The investment fund will acquire a diversified portfolio of real estate assets of all types including Multifamily, Hotel, Commercial, Industrial, and Agriculture/Cannabis says CEO Robert Dee.

The Fund's focus is investing in real estate and cannabis business assets. It will make equity investments in these businesses directly and may have some managerial oversight, but plans to find operational partners to work with for the day to day operations.This uniquely positions the Fund to capitalize on this emerging industry by servicing the real estate needs of the business operators. The business model is real estate ownership utilizing the Sponsor's real estate expertise and comprehensive understanding of the hemp and cannabis industry to secure the most critical need of the business operators by providing them optimal turnkey solutions simultaneously unlocking liquidity for their business operations.

The fund will invest in Opportunity Zone properties and Cannabis Businesses located in United States including, without limitation, California, Oregon, Washington, Nevada and Colorado, New York, Michigan, Kentucky, Hawaii and Ohio, and other select markets in the United States have Opportunity Zones.

About CEO Robert Dee

Mr. Dee is responsible for the procurement of new investment opportunities and all aspects of the acquisition process including financing, due diligence, and equity. Robert brings ten years of expertise in acquiring and managing multifamily and commercial properties of varying investment criteria, size and business objectives. His track record consists of 54 transactions, totaling $800 million in value.

Mr. Dee has a successful track record with top real estate operators. Mr. Dee was the Director of Asset Management with Compass Acquisition Partners and was responsible for the supervision of the operations of the company's real estate portfolio of 4,800+ units. Mr. Dee oversaw properties from California, the Pacific Northwest and Florida.

Prior to joining Compass, Mr. Dee served as a Senior Acquisitions Analyst with Benedict Canyon Equities successfully acquiring over 4,379 units representing over $695m of multifamily transactions. Additionally, Mr. Dee managed all investor relations and implemented a custom investor relations platform for providing performance analysis for a $1b+ real estate portfolio to high net-worth investors.

Before BCE, Mr. Dee was as an Analyst at JB Partners Group producing annual property level budgets, business plans and tracked operational performance for JB Partner's 8,800+ unit multifamily portfolio. Robert also served as an Acquisitions Associate and Asset Manager at Roman Group which focused on distressed asset acquisitions.

Robert graduated from the University of Southern California with a B.S. in Public Policy Planning and Management with a specialty in Real Estate Development. He is a licensed real estate agent in the state of California.

Invest in Opportunity Zones

Introduced by the Tax Cut and Jobs Act of 2017, Opportunity Zones are census tracts designated by state governments based on their lower income demographics. The Program was created to incentivize investment within these communities by providing material tax benefits to U.S. investors who re-invest any form of capital gains into Opportunity Zone Funds. Investing in qualified Opportunity Zone Funds allow U.S. investors to (1) defer taxes on the original capital gain until the end of 2026, (2) reduce the amount of deferred taxes owed by up to 15%, and (3) eliminate tax on capital gains from the re-investment if held for 10 years. The Fund, in turn, must invest in qualified real estate or businesses within the opportunity zone.
