The reason is because by the time autumn is upon us, there are fewer buyers, therefore less competition, for the available homes on the market. "Most people looking to buy homes would have bought in the summer, so there's less pressure on you to up the ante," noted Ostertag. "Also, those who put their homes on the market in the fall are generally folks who 'need' to sell, which leaves you with more negotiating leverage."
Some homes available by fall have been on sale all summer (the longer a house has been on the market, the more willing the owners are to make a sale) so most sellers are very motivated and looking to close. "By this time, they are just about ready for that offer they can't afford to refuse," added Ostertag.
Another reason sellers are eager to close a deal during fall is because they want to move and get settled in time for Thanksgiving and the Christmas holidays, so they're not as willing to hold out for an offer better than yours. This allows buyers to swoop in and save some cash.
If you're from out of town and are looking for a second home or an investment condo in Park City, autumn is the best time to look. There are fewer tourists, flights and hotel accommodations are less expensive, restaurant reservations are typically not a problem, and the weather is phenomenal. Come winter, those second homes and condos are booked solid for the ski season. It's difficult to show properties when vacationers are renting the home you want to see.
