Not only does a pre-approval letter from a lender inform a seller that a prospective buyer has the funds available to purchase their home, but it also helps better inform the buyer what their future financial responsibilities will look like. "You want to be comfortable with what your monthly payment will be," says Sonnie. And if a buyer doesn't have a go-to lender, she can provide a list of local lenders with an excellent performance history for getting prospective homebuyers to a closing table.
Once her clients have been pre-approved, then—Step 2—Sonnie conducts a face-to-face buyer consultation. This is a step many buyers agents skip; however, it is what makes Sonnie stand out amongst other buyers' agents. By implementing this important pre-home-viewing step, Sonnie can better get to know who her clients are, learn what is important to them, and better understand what their needs and wants are in a home. She also at this time goes over the course of the home buying transaction from start to finish with her clients, so they too can better understand what all is ahead of them on the road to buying a home. "This includes going over all of the contracts and paperwork so that they understand everything from the beginning," adds Sonnie.
She also provides a list of inspectors, insurance agents, title companies and any other service providers they may need throughout the process. Some agents briefly explain the home buying procedure only when finally sitting down to write an offer, but Sonnie finds that by going thoroughly through the entire process up front, she can ensure her clients are fully prepared to put in an offer when they find that perfect home, because they understand what to expect, which enables them to make better informed decisions and relieve any anxieties or uncertainties they may have.
Once Sonnie has virtually walked her clients through the whole buying process and developed a rapport with her buyers, before leaving the consultation Sonnie sits with them in front of a computer to begin the property search. "This is the best time to start their property search in the MLS," claims Sonnie. "I have found that starting the property search in front of them allows me to tailor the search for their individual needs. This also makes it clear that sometimes what they want may not exist. However, by showing them other options they may not have considered, I may be able to find a home that better suits their needs."
