Linc Housing Breaks Ground in Wilmington on 56 New Affordable and Supportive Homes for Seniors Who Have Experienced Homelessness

LOS ANGELES, Feb. 17, 2022 /PRNewswire-PRWeb/ -- Linc Housing, a nonprofit developer of affordable and supportive housing, has broken ground on SagePointe, a 56-unit apartment community in the Wilmington neighborhood of the City of Los Angeles. The new complex is for seniors 55 and older who have been unhoused and need a stable home with supportive services.

According to the most recent homeless count in Wilmington, there were 542 unhoused individuals in the Wilmington community. The count also revealed a 22% increase in the number of seniors experiencing homelessness.

"So many of our neighbors are suffering on the streets of Los Angeles," said Suny Lay Chang, president and chief operating officer, Linc Housing. "SagePointe will ease that struggle for 55 seniors who need stable housing. Linc has 11 communities in Los Angeles County that provide permanent supportive housing, and of all the people who move into these homes, nearly 99 percent are still stable after one year. This proves that if we can get people off the streets and into housing with services, they are empowered to restore their health and wellbeing."

The three-story building, to be located at 1435 N. Eubank Ave. in the Wilmington neighborhood of Los Angeles, will have 55 one-bedroom apartments and one two-bedroom manager's unit. The complex will also have a community room, onsite laundry, and meeting and office space to support case management and supportive services. In addition, an outdoor park-like area will have a covered courtyard, benches, tables and chairs, providing spaces for residents to gather.

With funding support from Measure H and the Los Angeles County Department of Health Services' Housing for Health division, residents will receive intensive case management to support them and ensure they thrive. Supportive services will include mental and physical health services, employment counseling and job placement, education, substance use counseling, money management, assistance in obtaining and maintaining benefits, and referrals to community-based services and resources.

SagePointe, which is pursuing a GreenPoint Rated certification, will include green building features such as low-flow plumbing fixtures, native drought-tolerant plants, Energy Star appliances, and low-emitting flooring and finishes. With support from the Wells Fargo Foundation, a greywater system will connect the central laundry facility to the landscape system, which will reduce water usage by 33% annually and save approximately 51,181 gallons of water a year. The building's energy efficiency will be at least 7% or better than the requirements of the California building code.

Funding for the development comes from a variety of sources including construction and permanent loans from MUFG Union Bank N.A., $10.9 million in HHH Funds from the City of Los Angeles Housing Department (LAHD), $1.8 million from the Los Angeles County Development Authority (County General Funds), and tax credit equity from RBC Community Investments. The project will receive rental subsidy from the Housing Authority of the City of Los Angeles. The California Endowment provided additional predevelopment support.

D33 Design & Planning Inc. designed SagePointe, and Walton Construction Inc. is the general contractor. The development is due to be completed mid-2023. All residents will be referred by the Los Angeles County Department of Health Services through the Coordinated Entry System (CES).
