FREDERICK, Md., Sept. 22, 2020 /PRNewswire-PRWeb/ -- Matan Companies has broken ground on the first three buildings of a four-building Class A research and industrial development on Executive Way in Frederick. Located on 44 acres, Center 85, when fully built-out, will total 556,800 square feet, with amenities purposefully designed to meet the needs of major biotech, logistics, manufacturing, food and beverage, and e-commerce users.
Building features include 30' clear ceiling height, 40' x 40' column spacing, 120' truck court, 50' speed bay, and two 9' x 10' dock doors per bay with drive-in capability. The site provides one parking space for every 1,000 square feet leased.

Center 85 is ideally located in the heart of the Route 85 corridor with excellent access north and south via the new $118,000,000 I-270/85 interchange. Walkable and nearby amenities abound, including hiking trails and a vast array of retail and hotel accommodations, making the development the premiere research and industrial park in the Fredrick Market.
Building #1, totaling 116,000 square feet, and Building #2, totaling 64,000 square feet, are scheduled to deliver simultaneously in July 2021 with Tenant Improvements commencing in May. Commencement of construction of Building #3, totaling 276,000 square feet, is dependent upon activity but is available to commence construction immediately and deliver on the same schedule. The remaining 100,000 square feet is planned as a Build-to-Suit option, and given Frederick County's excellent Turbo Fast Track permitting process, affords a very aggressive and expedient schedule as well.
The general contractor for the project is Morgan Keller and the project architect is Powers Brown.
