The mill was originally built in 1892 by E. A. Morgan and is listed on the National Register of Historic Places. The 14.7 acre site features 1,478 feet of First Broad River frontage, just six miles north of Shelby. The auction will be conducted on-site by Charlotte-based Auction Firm, Modern Brokerage, LLC, on behalf of the current owners, Masterson, LLC.
The Double Shoals Mill was primarily used as a textile mill in the 1890’s and throughout most of the 20th century. It was last used as a warehouse facility as recently as 1 ½ years ago. The two-story building contains a total of 45,457 square feet, primarily divided into nine warehouse/manufacturing spaces, including 2,001 square feet in a partial above-grade basement and 1,340 square feet of office space. The mill contains a vast array of architectural materials including Heart Pine and steel post, maple floors, and hand-pounded brick. The owner estimates these vintage materials alone to have a market value of more than $200,000.
The Double Shoals Mill has enormous potential for redevelopment as outlined in a Feasibility Study completed by Insight Architects, Inc., for Cleveland County and Preservation NC in 2007. Ideal uses for the mill include an event/cultural center, winery, farmer’s market, lodging, and recreation center (such as an outfitter along the river frontage). Residential uses such as riverfront home sites or condominiums are other promising ideas for the property.
Ted Alexander, the Western Regional Director for Preservation NC states, "The Double Shoals Mill is an intricate part of the history of Cleveland County. With its character and commanding location on a knoll of the First Broad River, it would make an outstanding residential complex, winery, arts and crafts center, or outdoor recreational venue. Our hope is that a savvy and sympathetic buyer will recognize the property's historic potential, purchase the property and create a regional destination. The Mill is a certified National Register Historic Property and eligible for federal and NC Mill tax credits towards its revitalization.
