Nelson Partners Takes Student Housing DST Full Cycle with over 102% Return to Investors
Nelson Partners Student Housing, a fully vertically integrated owner operator, that specializes in DST offerings, has completed the sale of Auraria Student Lofts in Denver, Colorado.
ALISO VIEJO, Calif., Dec. 23, 2019 /PRNewswire-PRWeb/ -- On Nov. 20, 2019 Nelson Partners Student Housing, a leading sponsor of 1031 tax deferred exchanges, has completed the sale of Auraria Student Lofts (ASL) located in downtown Denver, Colorado. The sale of the student housing property resulted in excess of 102% total return to the investors. The full cycle results were achieved in a five-year hold period.
ASL is a 125-unit student housing property totaling 438 Beds. The 30-story student housing property starts on the 15th floor of a boutique hotel and services Metropolitan University and several other universities in the Denver metropolitan area. "We saw untapped value that others had overlooked, hired the right team and executed a well strategized plan," according to Sandy Simmons, Director of Sales.
Since acquisition by Patrick Nelson in 2014, the Nelson Partners Property Management team has increased revenues by nearly $200 per bed while leasing up to approximately 100% every year. "Auraria has been a tremendous success considering the unique structural layout and the real challenges of making it all come together. The sale of the Auraria property has resulted in substantial returns of 57% return on equity with over a 45% return on cash flow. The total returned to investors was over 102%.
This is the sixth major transaction for Nelson Partners since their inception in 2018. Notably, Nelson Partners is the only firm within the student housing industry acting as both an owner and operator. The firm manages 21 properties in 11 states, with more than $700 million in assets under management, and includes a ground up development company, and an on-site property management team at every property in the company's portfolio.
