Opp Zone Capital are Qualified Opportunity Zone Fund Managers and Consultants consisting of business professionals with backgrounds in real estate fund management, tax and audit, portable storage, franchising, hospitality, healthcare and financial services. With more than seventy-five collective years of experience across the foregoing verticals, OZC's team is well suited for Fund Management and a full suite of Advisory services embedded within the nuances of the Opportunity Zone program. OZC invests in projects across the hospitality, multi-family, and self-storage asset classes that lie within Opportunity Zone census tracts in tertiary and secondary markets that OZC's management team believes are stable and high-growth areas.These markets include Tampa and Ft. Myers in Florida, Houston and San Antonio in Texas, Los Angeles, California and Mesa, Arizona.
Opp Zone Capital is adding third-party fund management, advisory, and Opportunity Zone compliance services to its suite of offerings for Qualified Opportunity Funds and Qualified Opportunity Zone Businesses. The advisory team, led by Justin Nikolich and Crystal DiJoseph, will also service clients with traditional funds not focused on the Opportunity Zone incentive program. The services are targeted towards real estate developers, private equity funds, hedge funds, and those operating within Opportunity Zone census tracts nationwide.

Justin Nikolich, CPA - Managing Director, Fund Management
Justin is a Managing Director of Fund Management for Opp Zone Capital, and is primarily responsible for finance and accounting oversight and development and execution of the long term strategic vision for the fund management services. In addition, he is responsible for working directly with Edmon and Jeanine on deal sourcing, investor relations, and providing value-added services to our development partners and external fund management clients.
Prior to assuming his role at Opp Zone Capital, he was the CFO for Katz Capital Management, a real estate focused private equity firm based out of Tampa, FL. While at Katz Capital he helped to grow the fund complex from $10MM in equity to almost $40MM in equity in 3 years. The genesis of Justin's extensive knowledge of the financial services and real estate industries came from his 8 year tenure at PricewaterhouseCoopers, where he was the leading audit manager for asset management in the Tampa office. While at PWC, Justin built an extensive fund management skill set around hedged funds, private equity funds, real estate funds and other financial services clients. This skill set includes valuation methodologies for traditional and exotic investment products, financial reporting, and financial analysis and modeling. Justin serves on several boards and committees including Onbikes, the advisory committee of A111, in addition to the investment committee of Katz Capital.
Justin earned his B.S. degree in Accounting from University of South Florida MUMA College of Business and M.S. degree in Accounting from the Lynn Pippenger School of Accountancy. Justin is a Certified Public Accountant registered in the State of Florida and professor of accounting at the USF.. He resides in Tampa, Florida with his wife Amber and their two children.
Crystal Dijoseph, CPA – Director, Fund Management
Crystal has laid a strong foundation of fund, real estate, and technology experience with a mix of public and private accounting and a focus on operational excellence. Crystal began her career at USAA as an investment advisor in their brokerage practice developing risk-adjusted portfolios for clients. She then joined PricewaterhouseCoopers in their Core Assurance practice where she focused on private equity, hedge and mutual funds and led the engagement for PWC's largest offshore FoF complex. She participated in PwC's national engagement quality review program where she reviewed national engagements for compliance with regulatory bodies. She also was heavily involved in PwC's innovation program and instructed nationwide engagement teams on how to implement technology to create efficiencies and increase accuracy.
In 2018, Crystal joined InvestRes (formerly Avesta) in the multi-family real estate world where she served as Controller. InvestRes managed over $1.5B in AUM, acquired over 17,000 doors and have consistently beat the Preqin Top Quartile in returns. Crystal was responsible for fund and deal reporting, tracking and calculation of performance, budgeting, updating of models, compliance, investor relations, capital account tracking and monthly close processes.
Crystal now serves as a Director for the Opp Zone team in their Fund Management division where she is instrumental in finance and accounting oversight, managing client accounts and the long-term growth of the advisory practice.
