The self-healing capability of the concrete at The Rise virtually eliminates the need for any future maintenance. Once added to the mix, PENETRON ADMIX can extend the service life of concrete structures by 60 years or more, even in the harsh environmental conditions of Southern Florida!

The first phase of construction, encompassing the first of three apartment towers, at The Rise at Plantation Walk residential development in Plantation, Florida was completed in July 2020. PENETRON ADMIX was used to waterproof crucial below-grade concrete structures of the apartment tower.
The Plantation Walk is a $350 million project located on a 33-acre site in the heart of Plantation, Florida. The mixed-use development combines an existing building with 177,000 square feet of Class-A office space and 200,000 square feet of retail space. This upgrade provides space for shops and restaurants, a renovated 263-room Sheraton Hotel, 171 new apartment units (in the first apartment tower), and a 2,600-car parking space garage. The ground floor is dedicated to retail shops and restaurants, while the apartments are on the second-eigth floors, with the garage occupying the below-grade basement floors.
“Plantation Walk is part of a growing lifestyle trend in Florida that creates communities with a seamless urban experience,” adds Christopher Chen, Director of The Penetron Group. “The extensive retail areas, office space, upscale hotel, and comfortable apartments are all surrounded by landscaped green areas to ensure a walkable, interconnected community that feels like a resort.”
While the existing building housing the offices, hotel, retail areas and parking garage underwent a comprehensive renovation, ‘The Rise’ apartment tower was a new development that needed a robust waterproofing solution from the foundation up.
“Typically, any construction site in Southern Florida with below-grade structures is going to face a lot of groundwater seeping into the site,” adds Christopher Chen. “In addition, because of the sandy structure of the soil, this apartment tower was actually built on a network of piles driven into the soft soil to support the weight of an 8-floor structure.”
The local Penetron experts worked together with Adonel Concrete, the ready-mix supplier, to provide an optimal concrete mix for the below-grade concrete pile caps and elevator pits of the residential tower. PENETRON ADMIX was added to the concrete mix. Once mixed into the concrete, the proprietary chemicals in PENETRON ADMIX react with moisture and concrete minerals to form insoluble crystals throughout the entire concrete matrix. The insoluble crystals forming within the cracks and voids of the concrete matrix reduce shrinkage cracking, seal microcracks and provide self-healing abilities to seal hairline cracks over the service life of the structure.
“The self-healing capability of the concrete at The Rise virtually eliminates the need for any future maintenance,” adds Christopher Chen. “Once added to the mix, PENETRON ADMIX can extend the service life of concrete structures by 60 years or more, even in the harsh environmental conditions of Southern Florida!”
The Penetron System has been recommended for Phase 2 of The Rise at Plantation Walk; work will begin within the next month.
