Permanent Waterfront Protection: Penetron Technology Goes to the Ritz

EAST SETAUKET, N.Y., August 7, 2019 /PRNewswire-PRWeb/ -- Lionheart Capital, developer of the Ritz Carlton Residences Miami Beach in Florida, announced the completion of the luxury condominium project in August 2019. Penetron crystalline technology was specified to increase the lifespan of the below-grade concrete.
Set in a quiet corner of Miami Beach, the Ritz-Carlton Residences Miami Beach comprises 111 luxury condo residences and 15 villas available in 1-6-bedroom layouts (1,700 to >10,000 square feet / 155-900 m2). Designed by architect Piero Lissoni, in collaboration with Miami architecture firm ADD, the seven-acre waterfront setting offers an extensive list of amenities: verdant gardens, a tropical-landscape, ½-acre rooftop pool deck with cabanas and a restaurant, an infinity-edge pool with waterfall, a screening room, an art studio, a waterfront bar and social room, pet grooming facilities, indoor and outdoor yoga studios, a meditation garden, a car wash and a private marina.
Exposed to Water Above and Below
"Situated in a prime Miami Beach location where lake, ocean and waterway meet, the Ritz-Carlton Residences are subject to extensive groundwater pressure and direct exposure to saltwater. Not to mention the most destructive coastline threats from hurricane weather – such as record-setting storm surges and rising saline groundwater – that can seriously damage seaside properties," says Christopher Chen, Director of The Penetron Group. "This demands a reliable waterproofing solution to optimize the hydrostatic resistance of the concrete structures. By enhancing the corrosion resistance to chloride ions, the overall durability of the concrete matrix is also enhanced."
When PENETRON ADMIX is added to the concrete mix, it unleashes a chemical reaction that permanently self-heals and seals microcracks, pores and capillaries, effectively protecting the concrete against any water penetration and the effects of deterioration, even under the constant hydrostatic pressure encountered at the construction site in Miami Beach.
Increasing the Lifespan of Concrete
Plaza Construction, the general contractor, specified PENETRON ADMIX for strategic concrete elements of the Ritz Carlton Residences. Supermix, the ready-mix supplier, added PENETRON ADMIX into the concrete to ensure an impermeable concrete matrix.
"Once the treated concrete was poured, nothing more was needed to ensure an impermeable concrete structure," explained Christopher Chen. "Last, but certainly not least, the self-healing properties provided by the now-integrated crystalline technology will increase the lifespan of the concrete."
