To educate sellers on how to ensure a house sale this fall or winter, Herrmann shares the following three tips:
No. 1: Rely on the REALTOR to properly price the property for the market. “Price is the most important factor in positioning a property in the marketplace,” stressed Herrmann. “Buyers search the internet using a range that usually includes properties higher in price than they can afford. If a seller’s asking price is outside of that range, the buyers may never see the house in their search. Even if the buyers see it, if the asking price is not supported by a perception of value, they will ignore it in favor of properties where the level of perceived value is stronger.”
No. 2: Enhance curb appeal. Many buyers will preview a property by driving by to check the location and get a first impression. “It is imperative that you utilize your REALTOR as a resource for ideas to make your property pop so buyers want to come inside,” added Herrmann. “Some of the basics include fresh paint, a tidy lawn, safe walkways, and seasonal landscaping.”
No. 3: Pay careful attention to the detail of the interior of the house. Sellers should keep in mind that clutter and over-crowded rooms are the enemy. Additionally, pets should always be safely out of the way and their bowls, boxes and toys clean, odor free and put away for showings. The garage should also be clutter-free with stored items arranged neatly.
“Sometimes, hiring a professional stager makes a big difference,” concluded Herrmann. “Selling your property is somewhat like selling a dream. If your house looks like the buyer’s dream house, you will have a sale.”
