The article, written by SOL VISTA Co-founder and SVP of Client Solutions Zack Moore is titled “Conducting a Successful Energy Audit”. The purpose of an energy audit is to analyze the energy and water usage of a building, resulting in a list of energy conservation measures (ECMs) that address the building’s inefficiencies. In the article, available here, Mr. Moore describes why energy audits are important for hotels, the audit process itself – from site walk-through to report delivery, and how to maximize the ROI of an energy audit.
Mr. Moore drew on his experience conducting over 40 hotel energy audits with SOL VISTA to create the best practices described in the article. He suggests leveraging a third-party energy services company to conduct the hotel energy audit, but to first vet the company to ensure it has experience in not just identifying, but actually implementing ECMs.
After the audit is completed, the hotel will receive a report that includes an inventory of systems and a list of recommended ECMs. Energy savings from an audit can range from 10 to 30 percent on average from identified ECMs, but can go much higher for older sites. A strong report should also include available utility incentives, energy benchmarking, energy procurement strategies, and an analysis of renewable energy and on-site generation opportunities.
An auditor may also recommend subscribing to a building performance monitoring service, such as SOL VISTA’s Skywalk technology platform, in order to track anomalies in energy use and alert hotel staff to energy and water spikes, thus preempting significant future energy losses.
Mr. Moore concludes by suggesting that routine energy audits every two to three years can save hotels tens to hundreds of thousands of dollars in lost energy and water, reduce the environmental impact of your building, and identify solutions to occupant comfort problems. A good audit should pay for itself within a few months to a year of implementing no-cost ECMs.
