The dazzling new addition to the Miami skyline, the multi-use Strata Wynwood development, opened its doors in October 2021, boasting twin residential towers. To protect its below-grade concrete structures against the damaging effects of high groundwater levels that are common in South Florida, the developers of Strata Wynwood relied on - PENETRON ADMIX.
The $71 million Strata Wynwood project, located in Miami's Arts District, encompasses 1.78 acres and spans a full city block. This multi-use development features 27,000 ft2 of street-level retail and studio space, three office floors with an area of 60,000 ft2, and two eight-story towers housing 257 apartment units with stunning views of the nearby amenities. Residents can enjoy a business center, computer lab, outdoor pool with cabañas, fitness center, residents' lounge and grill, and a garage with 480 parking spaces.
Cost-Effective Solution for High Groundwater Conditions As Miami is essentially a porous layer of limestone sitting on bedrock, any construction site in the area is faced with high groundwater levels seeping into the construction site. To offer a reliable and cost-effective alternative to the originally specified membrane system, the local Penetron expert teamed up with Stantec Consulting Services, the project's structural engineer, and Paramount, the waterproofing consultant, to provide the optimal concrete waterproofing solution. Cemex, the ready-mix concrete supplier, supplied a PENETRON ADMIX-treated concrete mix for the below-grade pad foundation footings and elevator pits of the Strata Wynwood project, and PENEBAR SW-55, a swellable waterstop, was installed at the construction joints and around penetrations in the elevator pits.
Self-Healing Concrete for Ultimate Durability The proprietary chemicals in PENETRON ADMIX react with moisture and concrete minerals to form insoluble crystals throughout the entire concrete matrix, once mixed into the concrete. These insoluble crystals within the concrete matrix reduce long-term shrinkage cracking, seal existing microcracks, and provide self-healing capabilities that seal hairline cracks over the service life of the structure.
