SAN FRANCISCO, Jan. 9, 2019 /PRNewswire-PRWeb/ -- Swinerton, a California-based builder that celebrated its 130th anniversary in May, is ending 2018 by adding several landmark projects in Los Angeles to its portfolio of iconic buildings. The community-building projects aim to improve the city and county by addressing homelessness and providing services for those in need.
The impactful Swinerton projects include the Los Angeles LGBT Center's new Anita May Rosenstein Campus in Hollywood and the Weingart Towers to help combat housing insecurity in downtown's Skid Row. This latest slate of projects further secures Swinerton's foothold as the builder of choice for impactful community development projects in Southern California – a testament to its core value of improving the communities in which it operates.
Combating Housing Insecurity and Supporting Communities
Approximately 52,765 individuals have experienced homelessness in 2018 in Los Angeles County. Approximately 40 percent of homeless youth identify as LGBTQ. Anita May Rosenstein Campus and Weingart Towers are two critical projects in Los Angeles that aim to reduce homelessness and provide services and resources for all LGBTQ community members. Both projects underscore the trust stakeholders have in Swinerton's ability to deliver best-in-class quality construction of discernable, culturally sensitive projects.

Anita May Rosenstein Campus
Located in Hollywood, at 1116 N. McCadden Place, the Anita May Rosenstein Campus is an expansion of the existing Los Angeles LGBT Center headquarters. The project is revolutionary in that it provides multi-generational services to the LGBTQ community through affordable housing for seniors (98 units) and supportive housing for youth (25 units of temporary housing), in addition to 100 beds for homeless youth (consisting of 60 beds for a transitional living program and 40 emergency overnight beds). The Anita May Rosenstein Campus will also house the Center's new administrative headquarters, freeing space for the existing McDonald/Wright building to become entirely a health and medical center, enabling the Center to meet the growing demand for health-related services, including medical care, mental health, addiction recovery, HIV/STD testing and treatment and more.
The state-of-the-art facility covers more than a city block and includes a commercial kitchen to feed homeless youth and seniors, ground floor retail space and underground parking for 350 vehicles. The $60 million construction project, which is designed to achieve LEED® Gold certification, broke ground in March 2017 and is scheduled to open in the first quarter of 2019.
Weingart Towers
Located in the heart of Skid Row in Downtown Los Angeles at the intersection of 6th and San Pedro Streets, the Weingart Tower project is a planned two-tower residential high-rise development that will provide affordable and permanent supportive housing for approximately 750 individuals currently living without a home. The first of its kind in Los Angeles, the Weingart Towers will provide more than shelter. The buildings will include services, resources and facilities designed to help individuals and families get back on their feet. Currently in the preconstruction phase, groundbreaking for Weingart Towers is planned for Fall 2019 and construction is anticipated to last approximately 20 months across two phases.
Phase one consists of an 18-story tower and a 12-story tower comprised of 382 total units – 306 dedicated to supportive housing and 76 family affordable housing – at 554 San Pedro. These towers include commercial space, supportive services and underground parking for 32 vehicles, with outdoor space in the form of a rooftop and several decks scattered throughout the building.
Phase two is an 18-story tower at 600 San Pedro comprised of 298 very low-income apartments – 179 permanent supportive housing and 119 family apartments – plus five manager units. This building will include on-site supportive services, office spaces, a four-story parking garage for 212 vehicles and a 13,800 square foot pocket park.
A joint venture between Chelsea Investment Corporation and Weingart Center for the Homeless, the Weingart Tower project was designed by architect Joseph Wong Design Associates (JWDA) and AHBE Landscape Architects.
