Title Alliance, Ltd, a RESPA-compliant ESOP leader in joint ventured title insurance agencies, is proud to celebrate its 70th anniversary since opening their parent company, Title Abstract Company of Pennsylvania, in 1948. The company has continued its success of conducting high-quality title insurance services to real estate agents and home buyers and is one of the leading title insurance agency management companies in the world.
Starting as an abstract company in 1946 and incorporated as Title Abstract Company of Pennsylvania on August 23, 1948, Title Alliance opened two locations on the same day, one in Media, PA and another in Upper Darby, PA. The locations were opened by Bill Cotter Sr. and his 15 associates. The company quickly advanced and by 1964, it had 12 offices and 50 employees. In 1952, the company formed a Profit-Sharing Plan, one of the first such plans in the United States and one of very few in the title business. In 1986 the company created its first ESOP (Employee Stock Ownership Plan), and reintroduced an ESOP in 2014 after it once again became an independent company, having sold to a national title company in the early 2000s.

Title Alliance now has 45 joint ventures with 60 branches across 11 states and within 6 regions. The company has 262 employees and became an ESOP Company, for the second time, in 2014. In 1964, the company created an outside Board of Directors, something that few, if any, title agencies did back then which still operates today. Today, the company has training, human resources, escrow, accounting, IT, sales, and marketing departments allowing for ample support to be provided to their joint ventures in the field.
“70 years is amazing. I’m honored and grateful to have been a part of this awesome company for about half of its life. Over the years, Title Alliance has reinvented itself from a Title Insurance Co. to a Title Joint Venture Management Company,” says Lillian ReDavid, Vice President and Chief Financial Officer who celebrated 34 years with the company this year. “I am most proud of our Culture and our Values- they are our way of life, not just words on a page.
