Custom home renovation will more than double property value in two years

West Valley Ventures has closed escrow on a one-acre lot in Los Altos Hills and will embark on a two-year renovation project that is expected to increase the property’s value to nearly $10.5 million.

West Valley Ventures, a residential real estate investment company in affiliation with GPR Ventures and Duke Capital Ventures, has closed escrow on a one-acre lot in Los Altos Hills for a purchase price of $3.975 million. West Valley Ventures will partner with Studio S Squared Architecture to renovate the home into a tri-level build that takes full advantage of the property’s hillside views. The anticipated two-year renovation is expected to increase the property’s value to nearly $10.5 million.

“There are many aspects of this acquisition that make it an ideal fit for the West Valley Ventures portfolio, particularly its premium location.” said Kyle Fahey, Asset Manager and project lead for the Miranda Way renovation. “On a more personal note, we are excited to share that this renovation will be the largest construction project to date for West Valley Ventures.”

Given the level of investment, West Valley Ventures will partner with affiliate firm GPR Ventures, which is co-owned by Glen Yonekura and Phil Rolla and will provide funding for the new build. Rolla is also the Executive Vice President of Dan Caputo Co. which specializes in commercial real estate investment, development and management.

Bay Area Impact
Since 2014, West Valley Ventures has completed 43 residential projects throughout the Bay Area, including San Francisco, Carmel, Los Altos and the East Bay. The firm currently has 12 ongoing projects that are either under construction or listed for sale, including the Miranda Way acquisition.

Planned Renovations
West Valley Ventures plans to increase the home to 6,300 square feet and add a detached, 800 square foot accessory dwelling unit (ADU). The modern contemporary design will incorporate wood and stone elements as well as sloped roofs, exposed beams and exterior wood siding.

The main floor will offer a parking court for guests adjacent to an attached three-car garage. The primary living space and luxurious master suite, complete with his and hers closets, will be on the top floor, while the mid-level area will feature a second, full-size master suite and four additional bedrooms.

Bifold doors on the main level will offer seamless access to a multi-level outdoor space with covered patio. Floor-to-ceiling windows in the great room will allow for an abundance of natural light and offer views of the surrounding hillside.

The property is located at 14381 Miranda Way, less than five miles from downtown Mountain View, and offers easy access to Interstate 280. Some of the area’s top-rated schools, including Covington Elementary School and Los Altos High School, are just a few minutes’ drive.
