West Valley Ventures, a residential real estate investment company in affiliation with GPR Ventures and Duke Capital Ventures, has closed escrow on a 13,785 square foot lot located at 853 Campbell Ave. in Los Altos for a purchase price of $3.030 million. West Valley Ventures will partner with Domum Design to transform the property over the next 12 months. The renovation plan includes 4,500 square feet of livable space, including a dedicated home office and an 800 square foot accessory dwelling unit. It is expected to nearly double the property’s value to upwards of $6 million.

“We are excited about this acquisition because it is truly in the wheelhouse of West Valley Ventures’ expertise,” said Kyle Fahey, Asset Manager and project lead for the renovation. “After an extended closing period which gave us time to fully develop our project plan, we are now ready to hit the ground running on the renovation.”
West Valley Ventures will partner with affiliate firm GPR Ventures, which is co-owned by Glen Yonekura and Phil Rolla, Executive Vice President of commercial real estate investment firm Dan Caputo Co., to fund the new build. West Valley Ventures worked with Genesis Capital, a Los Angeles-based lending loan provider affiliated with Goldman Sachs, throughout the escrow process.

West Valley Ventures’ renovation plans include a 3,700 square foot one-story main home with five bedrooms, five bathrooms and a dedicated office space. An 800 square foot accessory dwelling unit (ADU), which has become a primary feature of all West Valley Ventures projects, will be outfitted with two bedrooms, one bathroom and a small kitchen.
The modern farmhouse design will incorporate wood and stone elements, as well as sloped, multilevel roofs and exposed beams.
The two-car attached garage opens into a mudroom which allows access to a formal living room highlighted by a statement-making fireplace. At the rear of the home, bifold doors in the family room open onto a deck and covered patio, with plans for a pool proposed to complete the outdoor living space.

The property is located at 853 Campbell Ave. in Los Altos and offers easy access to Interstate 280 and Highway 101. Shoreline Amphiteatre, Shoreline Lake Park and downtown Mountain View are less than 5 miles from the property with close proximity to shopping, restaurants and some of the area’s top-rated schools.
