Developer to Sell 40-Acre Langley Property to Non-Profit Affordable Home Organization, Home On Whidbey
Langley, WA (PRWEB) July 03, 2023 -- A significant milestone in the pursuit of affordable homes on Whidbey Island has been reached through a purchase and sale agreement for a 40-acre parcel in Langley. Home On Whidbey: A Community Land Trust (HOW) and property owner South Whidbey LLC have negotiated this landmark transaction, which will address the pressing issue of home affordability on the island.
Established in 2022, Home On Whidbey is a Whidbey Island--based non-profit affordable home developer with a mission to create permanently affordable homes and thriving community on Whidbey Island. By utilizing Community Land Trust methods to hold land in trust for the benefit of the community, HOW aims to provide homeownership opportunities at affordable prices through a combination of philanthropic and public subsidies.
The 40-acre property, situated south of the Langley wastewater treatment facility, was annexed into the City of Langley in 2005. It is the proposed location for the mixed-use Coles Valley neighborhood, which, upon city approval, will offer a range of home options suitable for various incomes, ages, and abilities. Over half of the property will be preserved as forested open space, complemented by trails, community gardens, and a dog park.
The purchase agreement stipulates that HOW will acquire the property for $1.6 million upon the approval of the Planned Unit Development application by the City of Langley. This purchase presents a significant opportunity for the community to address the critical home needs of residents who have been priced out of the market, which has experienced substantial appreciation in recent years.
HOW envisions a neighborhood for people with the widest possible range of incomes, with construction taking place in phases based on community and stakeholder input. HOW sees tremendous potential to serve as a model for creating permanently affordable homes while demonstrating ecological sensitivity. The project aims to revitalize the degraded land through forest stewardship practices, preserve open spaces, and embrace sustainable design and development.
Home On Whidbey operates as a membership-based organization, consisting of local residents, homeowner beneficiaries, businesses, and community stakeholders. To engage the community and gather input on the development of Coles Valley, HOW will host a series of Community Workshops in the coming months. The first workshop is scheduled for Tuesday, July 25, 2023, at 5:30pm at the Soundview Center in Langley.
