Three PMB-developed healthcare projects named 2019 HREI Insights Awards™ Finalists
SAN DIEGO (PRWEB) November 14, 2019 -- PMB-developed medical facilities have been honored as finalists in three categories of HREI magazine’s annual, national awards program. The three projects include an adaptive reuse movie theater project in Goodyear, Ariz. associated with Tenet Health; a Federally Qualified Health Center in El Centro, Calif. that provides medical care to an underserved community; and an urban high-rise ambulatory care center in downtown San Francisco in partnership with Sutter Health.

Clinicas de Salud del Pueblo El Centro Health Center, El Centro, Calif.
Clinicas de Salud del Pueblo El Centro Health Center (Clinicas) is located in a medically underserved, low-income county that ranks 57th out of 57 California counties for health factors, with a severe shortage of medical, dental and mental health providers. Clinicas was one of the first designed as a Federally Qualified Health Center (FQHC) in California to provide health services to some of the most impoverished communities in the United States.
To develop a new healthcare clinic, PMB determined that Clinicas had limited access to conventional funding sources under reasonable terms because of its FQHC reimbursement structure and financial profile and because it is located in an economically distressed, tertiary market. PMB received a $24,500,000 Qualified Equity Investment allocation from three Community Development Entities through the Federal New Markets Tax Credit program. One hundred percent of the New Markets Tax Credit benefit, which netted $4.3 million, was allocated to Clinicas to fund fixtures, furniture and equipment in the facility. The new clinic, which opened in November, has enabled Clinicas to offer new healthcare services, and increased patient capacity by 85 percent.

Goodyear Medical Plaza, Goodyear, Ariz.
Abrazo Medical Group, an employed physician group for Phoenix-based Abrazo Community Health Network, needed to expand in the marketplace to serve the rapidly growing population and provide office space for its newly recruited physicians. PMB located and acquired a 50,000-square-foot 1980s-era multiplex movie theater near the Abrazo West Campus, a 188-bed acute-care hospital operated by the health network. PMB then managed a challenging process to convert the outdated theater into a modern, state-of-the-art medical facility.
The facility, which opened this October, allowed Abrazo to expand its capacity and access between the medical group and the West Campus by more than 15 providers. It also allowed Abrazo to relocate its wound care service from inpatient space to an outpatient setting, enabling it to repurpose inpatient space to a higher acuity use. The project was completed and brought to market about 50 percent faster than a traditional ground-up construction project, allowing Abrazo to mitigate its physician shortage more quickly.
1100 Van Ness, San Francisco
Sutter Health officials determined that they needed to reconfigure their entire San Francisco patient delivery footprint to meet the demands of the changing healthcare industry and to comply with California seismic building codes. Sutter Health developed a master plan that included a new hospital, medical office building (MOB), a parking structure and a pedestrian tunnel connecting the MOB to the hospital.
When PMB was selected to develop the new MOB for Sutter Health, the project design was substantially complete. However, PMB was able to re-engineer the structural system to improve the floor layout, save $2 million, and cut two months from the construction schedule. PMB-Sutter were then successful in completing a long entitlement process and complex construction process to open the MOB on schedule this March. The new master plan and MOB are allowing Sutter and other private practice tenants in the facility to consolidate multiple services and offices, thereby decreasing their overall footprint and increasing operational efficiency.
PMB has had eight finalists and four winners in the previous six years of the awards, most recently winning last year in the Best New MOBs and Other Outpatient Facilities (50,000 to 99,999 square feet) category for its Superior Medical Center in Superior, Colo.
