The ingredients consist of one traditional 30-year fixed rate mortgage, one Extra Credit Teachers Program (ECTP), and the CalHFA Zero Interest Program (ZIP).

The CalHFA first loan is a fixed interest rate mortgage that can be combined with a variety of different down payment assistance programs. Last, but certainly not least, the third mortgage utilized the Extra Credit Teacher Program. Contrary to what the title may suggest, the Extra Credit Teacher Program does not only apply to teachers. This loan has a deferred payment feature also and has interest forgiveness after three years (as long as still employed by the school).
