John Herman Team Announces June 2013’s Real Estate Performance Review for Hoffman Estates

The month of June 2013 showed significant improvement in the median sales price, number of closed sales and the number of new listings for detached homes this community.
The month showed an increase in the number of closed sales for both attached and detached homes. The number of closed sales for attached homes doubled, rising from 16 closed sales in June 2012 to 32 closed sales in June 2013, and the number of closed sales for detached homes rose by 27%, increasing from 36 closed sales in June 2012 to 46 closed sales in June 2013. There were mixed results, however, in the median sales price for attached and detached homes sold. While the median sales price for attached homes dropped slightly, falling from $60,000 in June 2012 to $55,000 in June 2013, the median sales price for detached homes rose by 11%, increasing from $225,000 in June 2012 to $250,750 in June 2013.
The latest Illinois real estate performance review showed a sharp decline in the number of attached and detached homes for sale. The number of attached homes for sale fell from 148 homes in June 2012 to 83 homes in June 2013, while the number of detached homes for sale dropped from 185 homes in June 2012 to 114 homes in June 2013. There were also mixed results for the number of new listings for homes for sale, as the number of new listings for attached homes dropped from 40 new listings in June 2012 to 39 new listings in June 2013, while the number of new listings for detached homes rose from 59 new listings in June 2012 to 80 new listings in June 2013.
There was a decrease in the month’s supply of inventory for both attached and detached Hoffman Estates homes for sale. The month’s supply of inventory for attached homes fell from 8.3 homes in June 2012 to 2.9 homes in June 2013 and the month’s supply of inventory for detached homes dropped from 7.4 homes in June 2012 to 3.0 homes in June 2013. There was some improvement for the month in the market time, as the number of days attached homes remained on the market improved from 117 days in June 2012 to 77 days in June 2013, and the number of days detached homes stayed on the market fell slightly from 118 days in June 2012 to 117 days in June 2013.
