TIP #1: Get your boots dirty
Being on site with the broker to analyze lot diagrams for topography attributes, identification of utility and drainage easements, understand construction issues like location of gravity sewer limits and where the buildable areas on the lot are are key elements to examining the homesite. In addition to the basic lot topography, it’s important to determine what view corridors to maximize. Without spending time actually walking the property, and even visiting at various times of day, the personality of the homesite can be lost on a potential buyer.

TIP#2: Identify the size and style of your home; examine covenants & guidelines that apply
Determining the size of the home a buyer would like to build is key to choosing a neighborhood within Las Campanas. Additionally, understanding the carefully thought out, maintained, and enforced covenants, conditions, guidelines and policies that exist to help to protect and enhance values in Las Campanas is critical.

The Los Santeros and Park Estates neighborhoods allow buyers to build homes starting at 2,500 square feet, while the Estancias neighborhood homes start at 3,000 square feet. Santa Fe is best known for its Pueblo style architecture. However, Las Campanas allows a variety of styles provided the guidelines are maintained.

TIP #3: Budget for the build, and educate yourself on incentives
While a beautiful view homesite may be eye-catching, understanding the price points and knowing the approximate cost of your per-square-foot building expense as well as the cost of a land-buying mortgage and any preparation of the property before the foundation is laid can be key in making an informed financial decision. Las Campanas Realty features homesites starting at $100,000 for nearly an acre of land, as well as homesites that are 3+ acres immediately adjacent to 68,000 acres of Bureau of Land Management (BLM) property, listed at $237,000. Developer homesites priced over $100,000 include an incentive of a Full Equity Golf or Full Equity Social Membership to the Club at Las Campanas. Some homesites along the BLM property allow buyers to board two horses with access to 68,000 acres of trails to explore, including the banks of the Rio Grande.
