Low Median Prices Do Not Guarantee Easy Property Investment, Warns Rick Otton
(PRWEB) November 24, 2013 -- “The biggest problem that comes between an investor and a good investment opportunity are not other buyers or competitors, but the large amount of cash needed to buy an investment property,” according to Rick Otton, a renowned speaker about creative real estate strategies.
Blog.realestateview.com.au published an article on 18 November 2013 identifying South Australia as the next hot spot for property investment, because of low median house prices and high volume of constructions projects.
The report said that, with an average price of $250,000, houses in SA are cheaper than NT and WA property, but it still yields 5 percent returns which is the same average for investments in the 2 other states. SA’s Treasury and Finance department also confirmed that construction projects in the state are at a 6 year high, with the help of its home buyer grants.
“There is a big opportunity for many property investors in South Australia, but if they don’t have the cash to get in they’ll miss out on this,” Mr. Otton said in an interview for his Power Property Profits Pack.
“Investors and home buyers must realize that getting property for sale at a low price doesn’t mean buying a house will become easier, since they still need to save up or pay out a large amount of cash just to get in a property. This is where creative strategies come in and help people hard up on cash buy a house or an investment property,” he added.
“Creative financing is a great way to take advantage of investment opportunities, like the ones in South Australia, because it doesn’t depend solely on large cash deposits unlike with the traditional process. Rather than making big payments, it allows the parties to agree until when the buyer will have to make the payments and how much profit the seller could get in exchange for more time in finishing the deal,” Mr. Otton explained.
