Pinner Construction Completes New Inglewood Senior Center
ANAHEIM, Calif. (PRWEB) January 18, 2018 -- Pinner Construction, a general contracting, design-build and construction management services company, today announced the completion of the Inglewood Senior Center. This $28 million project, was crafted to meet the needs of local seniors in terms of functionality and programming. The project included the design and construction of a new 35,000 two-story Senior Center which features a full-service kitchen, multipurpose rooms, fitness rooms, administrative offices, and two levels of underground parking. The facility will provide a warm and friendly home away from home where they can enjoy a variety of activities, holiday celebrations, parties, and classes, as well as have a hot lunch, participate in clubs, take trips and excursions, and volunteer to help others. The new Senior Center will be the focal point for social services for residents of Inglewood, Hawthorne, and Lennox and replaces a smaller building which was built in 1975.
“The City needed the project to be completed in the winter of 2017 (less than 20 months from the commencement of construction),” stated Dirk Griffin, CEO of Pinner Construction. “The entire team involved with this project adopted a strategy proposed by Pinner to meet the aggressive schedule for the project. Our proposal consisted of separating the design into two distinct increments. The first of which consisted of shoring and mass excavation for the two level subterranean parking which is directly below the Senior Center facility. The construction of the first increment was completed while the design and permitting of the rest of the project was completed. This strategy shaved several months off of the construction schedule and played a pivotal role in hitting the completion date required by the City of Inglewood.”
“Last Friday marked the fulfillment of a promise made to our seniors over 11 years ago,” said James Butts Jr., Mayor of the City of Inglewood. “This 35,000 square foot magnificent facility was completed on time and within budget. We have never had a project of this scope and magnitude completed within such an aggressive time frame.”
Pinner Construction engaged the Irvine-based architectural firm, gkkworks as its partner for this project. Pinner, gkkworks, the City of Inglewood, and their consultants teamed up to deliver this project using a progressive design-build approach. Pinner engaged key subcontractors to work with gkkworks and their consultants early on in design process to assist in creating a detailed budget and design coordination. The team continued to finalize the scope and schedule during the design process as a means to maintain flexibility. The City of Inglewood and their consultants stayed deeply engaged by meeting with Pinner and gkkworks weekly during the design phase to ensure the project scope met the established criteria and overall expectations set forth by the City. At the conclusion of the design phase, Pinner committed to a guaranteed maximum price for the construction of the project.
Justin Davis, Pinner’s President of Business Development led the pursuit for the project as well as the preconstruction phase for Pinner. “If it wasn’t for the City’s collaborative approach and openness to utilize a progressive design-build philosophy as well as the pre-established relationship between Pinner and gkkworks, the project would not have been delivered on time or on budget,” said Davis. “As a result of trust amongst the key project participants, there wasn’t a challenge that the team couldn’t solve either during the pre-construction or construction phases of the project. I believe that the relationships that were formed by the firms and individuals of the entire team will carry forward in other opportunities in the future.”
