Port Huron Factory Shops Mall in Michigan Gets Facelift to Boost Customer Traffic and Tap into Canadian Trade
Grand Rapids, Michigan (PRWEB) October 06, 2014 -- Port Huron Factory Shops Outlet mall near Port Huron, Michigan is getting a much-needed facelift after years of neglect to boost occupancy at the mall and build customer traffic for more than a dozen businesses that feature value priced men’s and women’s clothing, footwear, and services.
The 161,136-square-foot strip retail center at 1665 Range Road is in a high traffic location, but the property had to be managed and maintained better, said Dan Yeomans, president of Amicus Management Inc., which was named by Oakland County Circuit Court Judge Wendy Potts in November to serve as the court-appointed receiver of the property due to loan defaults. Headquartered in Grand Rapids with offices in Kalamazoo and Troy, Amicus Management has administered about 700 receiverships in the Midwest since its inception .
Yeomans said Amicus Management has overseen an investment of about $196,000 in lighting and electrical repairs, resurfacing and restriping the parking lot, removal of a significant portion of rotted wood that plagued the outer shell of the building, and painting the entire assets exterior. The intention is to bring the property up to its full potential to maximize its value while a buyer is found. The property was recently listed for $2.295 million.
Built in 1992, Port Huron Factory Shops has a number of nationally recognized tenants including Dress Barn Woman Outlet, HanesBrands Corporate, Nature’s Living Bounty, Kitchen Collection, Famous Footwear, and local retailers and service providers such as BW Flowers, Artistry Salon, Trezure Hunt, BW Bicycles, Roman Empire LLC dance studio, Suzanne's Dress Shop, the Grace Ministry Center, Blue Water Humane Society, and Blue Water Pet Care.
As a new business that recently joined the mall, Blue Water Pet Care completed a 6,000-square-foot tenant build out.
Yeomans said the Port Huron Factory Shops has a prime location at the Range Road interchange of I-94 due to traffic generated by the nearby Baymont Inns and Suites hotel. The shopping center is only 10 minutes west of the Blue Water Bridge, a major thoroughfare for traffic between the United States and Canada.
The Economic Development Alliance of St. Clair County said more than 4 million people travel over the Blue Water Bridge annually, making it the fourth busiest northern border crossing in the United States.
Yeomans said part of Amicus Management's strategy is to cast a large net for prospective retailers and buyers of the property in St. Clair and nearby counties and Canada, along with a marketing campaign nationwide on multiple internet websites.
