No. 1: Choose a lender. “Before you start looking for a new home, get your finances in order, start gathering financial documents and meet with a reputable lender,” said LeMay. “An experienced lender will help you determine what down payment is affordable for your situation and any financing programs that may be able to assist you with a down payment. Many options are available today that do not require the traditional 20% down payment. Currently, in the Denver market, most sellers will not consider an offer without a pre-approval letter from a lender.”
No. 2: Choose a Realtor. Finding a knowledgeable, local Realtor that one trusts is imperative. Homebuyers should interview several until they feel comfortable with their decision. “Your Realtor can provide you with market statistics and neighborhood information, show you properties, write and present offers for you, guide you through the entire process and a myriad of other essential tasks,” added LeMay. “Ask potential Realtors questions important to you, such as when they are available, how much experience they have, if they can provide references, etc. Also, if you skipped step one, a Realtor can help you find an experienced lender.”
No. 3: Do your research. “Your Realtor can help you research the items of importance to you, as the perfect home for you is more than a certain number of bedrooms and bathrooms, paint colors, and yard size,” concluded LeMay. “Your Realtor can help you determine the neighborhood that fits your lifestyle, local school ratings, readily available transportation, cost of utilities, HOA restrictions, etc. Set your emotions aside and make sure the pieces of the puzzle fit together to create a beautiful picture for your lifestyle.”
