Realtor Lindsay Jiricek Shares Stellar Staging Tips
Greeley, CO (PRWEB) January 29, 2016 -- “Spring is widely considered the best time of year to sell a home,” said Sears Real Estate broker associate Lindsay Jiricek. “However, sellers still need to be proactive in making their home stand out from the rest on the market.”
To better ensure a spring sell, Jiricek shares the following five tips on how to stage your home.
No. 1: Keep up the curb appeal. “Before even considering the inside of the house, maintain its exterior,” said Jiricek. “A disheveled-looking exterior will only inspire a potential buyer to keep driving.” To maximize curb appeal, keep your lawn and bushes manicured and plant flowers, keeping in mind that yellow flowers stimulate buying impulses. Additionally, a fresh coat of paint can go a long way in making any home look newer.
No. 2: Make it sparkle. After enhancing your home’s curb appeal, make the inside sparkle, as sparkle sells. Each and every room in the home should be spotless, which means giving them a thorough cleaning. This includes minute details like dusting the blinds, washing the windows, cleaning and deodorizing the carpets, etc.
No. 3: Declutter. “This is imperative, as prospective buyers will want to see how they will live in the house, not how you, the seller, has lived in it,” stresses Jiricek. This means removing personal clutter such as family photos, collectibles, etc. Conversely, it is also important to leave a few items out to give a room a homey feel; for example, a lamp and a small plant on an end table, or a book on a coffee table.
No. 4: Scale back on the furniture. Similar to decluttering, ridding rooms of excess furniture will make them appear larger, as will painting a room the same color as the adjacent room, preferably a warm, neutral-color. It is also wise to highlight the flow of the home’s rooms by arranging the furniture to guide potential buyers from one room to the next.
No. 5: Set the scene for a showing. “When showing a home, visitors should feel as cozy and welcome as possible,” said Jiricek. To ensure comfortability, Jiricek suggests having a fire in the fireplace, setting out fresh flowers, setting the dining room table, turning lamps on instead of overhead lights because it creates more of a homey feel, and anything else that will help buyers envision living in the house.
