Realtors Michael Harper and Tamara Buttery Tout the Merits of Selling in Winter
Woodland Park, CO (PRWEB) December 14, 2016 -- Spring and summer are widely believed to be the best times of year to sell a house. However, selling in winter has many advantages over the “prime” selling seasons. “Each winter we see people taking their homes off the market and others waiting until after the weather warms up to offer their homes for sale, but this can be disadvantageous,” said Realtor Michael Harper, founder of Michael Harper Real Estate.
For those considering selling their homes this winter, Harper and Tamara Buttery list the following five tips on why this is smart:
No. 1: Relocation buyers are out there and inventory is low. “Companies move employees this time of year, too,” said Harper. “If there are children involved in the family, parents want to get them into school as soon as they can in the new year. Additionally, so many sellers take their homes off the market in winter that the inventory is really thin. By doing so, they are missing the opportunity to sell to someone that is buying during the winter. There are a lot more buyers out there than people think.”
No. 2: Buyers are serious. There are numerous buyers that either specifically need to buy or want to buy before/during the holidays. They might be trying to move before the spring semester for school, for themselves or their kids. “Buyers during this time of year know exactly what they’re looking for and are ready to zero in,” stressed Buttery. “There are a lot of cash buyers during this season as well, which means people are ready and will make a decision quickly.”
No. 3: Homes show beautifully when decorated for Christmas. Houses decorated for Christmas have more appeal, which plays into the emotion of the season. Buyers will associate Christmas, and everything that comes with it, with the home. “Buyers can picture their lives in the home, which is what they want, and will make the purchase partly because of their emotion,” noted Harper.
No. 4: Less competition. “There is less competition for your home right now because so many do take their homes off the market or delay listing their homes,” said Buttery. “Furthermore, you don’t have to discount your home during this time of year because you are not competing with other inventory. That means more money for the seller.”
No. 5: Boom in new construction. New construction is expected to surge in 2017, which serves to lessen the demand for existing homes. “It is smarter to sell your home while the demand is high,” concluded Harper. “Once new construction starts, your home might not hold the same value. There will be more new homes built in the next one to five years than there has been in the last ten years.”
