Smithfield Properties Bringing 26 Luxury Condominiums To River North With 400 West Huron
CHICAGO (PRWEB) February 10, 2015 -- Chicago-based Smithfield Properties and its exclusive sales and marketing agency, @properties, have announced the start of sales for 400 West Huron, a new high-rise condominium development located at the corner of Huron and Sedgwick Streets in Chicago’s River North neighborhood.
The 15-story high-rise features 26 condominiums ranging from 2,144 to 4,931 square feet. Plans offer two bedrooms plus a den to four bedrooms plus a den, 2-1/2 to 4-1/2 baths, and large balconies or terraces with up to 2,650 square feet of outdoor living space. Floor plans are limited to either two or three units per floor. Base prices range from $1.25 million to $4 million, which includes a private two- or three-car garage, per plan to initial buyers.
Bold, Contemporary Architecture & Refined Interiors
For the first new condominium high-rise to hit River North in nearly a decade, Smithfield has commissioned a bold, contemporary design from Berkelhamer Architects featuring a black brick and steel exterior with black spandrel glass and natural wood accents.
Interiors are sleek and refined, with a number of original design features including 24” x 24” marble, slate or limestone flooring in living areas; recessed slotted air diffusers; Valcucine kitchen cabinets available standard with back-painted glass doors; and solid surface counters. Other standard finishes include 10’ ceilings; Miele stainless steel appliances; organized closets with custom laminate built-in shelving; 8’ solid-core interior doors with unique trim design and Baldwin hardware; and multi-zone year round heating and air conditioning.
Baths feature Valcucine cabinetry, Grohe EuroCube faucets, Toto toilets and 16” x 16” marble floors with matching countertops. Master baths include a floating freestanding soaking tub and separate shower with frameless glass door and channel drain detail.
Private Garages, Luxury Amenities
One of the most unique features at 400 West Huron is the parking setup. Owners will pull into the main garage and then access their own fully-enclosed private garage area through an individual overhead door. Two- and three-bedroom plans include a two-car garage; while four-bedroom and penthouse units include three-car parking.
400 West Huron will also feature a full slate of amenities including a designer lobby with 24-hour doorman; fitness center; climate-controlled wine storage; and heated dog run. Common areas are being designed by award-winning local design firm SemelSnow Interiors.
Smithfield Innovation
“Smithfield is one of Chicago’s most innovative residential developers,” said Thaddeus Wong, co-founder of Chicago-based @properties, which has sold more than a half-dozen projects for the developer. “[Smithfield founder and president] Bill Smith embraces his role as a tastemaker and is obsessive about design and construction details. His projects take on an iconic status in their respective neighborhoods, and we’re confident 400 West Huron will achieve similar prominence in River North.”
“If you track the projects we’ve done over the years, from moderately-priced condominiums like SoNo to luxury developments like 30 West Oak, one of the principal ideas is that there is value in great design,” said Smith. “There is a distinguishable sense of refinement in the space, the finishes and the details that gives each building a unique identity.”
@properties co-founder Michael Golden supports the notion that Smithfield-built developments tend to be in high demand long after sales and construction are complete.
“We sold out 30 West Oak at around $650 per square foot in 2007. Today, re-sales in the building are at $1,200 per square foot…if you can find one,” said Golden. “That has a whole lot to do with what goes into these projects in terms of planning, design and execution.”
From Warehouses to Mansions
The site of 400 West Huron is familiar to many Chicagoans as the old Scoozi restaurant, which closed last year after a 28-year run in River North.
“Scoozi introduced a lot of people to this neighborhood. It was one of the establishments that put River North on the map back when the neighborhood was mostly warehouses, vacant lots and a few pioneering art galleries. Today, there are multi-million dollar mansions right up the street,” said Wong.
A sales center and furnished model for 400 West Huron are located on site. Sales center hours are Saturday and Sunday 12 to 5 PM and by appointment. For more information, visit http://www.400WHuron.com or call 312-703-0400.
