Thousands of Homeshoppers Attend Grand Opening of 11 New Hilltop Neighborhoods At Esencia On The 14,000-Unit Rancho Mission Viejo Community
San Juan Capistrano, CA (PRWEB) September 27, 2016 -- Between 3,500 and 4,000 homeshoppers attended the single-day grand opening celebration on Sunday, September 25, 2016 for the new Hilltop Neighborhoods at Esencia, a 2,800-unit mixed-use, inter-generational hillside village where homes are priced from the high $300,000s to over $1 million, announced Dan Kelly, Senior Vice President of Governmental Relations and Corporate Communications for master planner/developer Rancho Mission Viejo, LLC.
Esencia is the second village to be developed on the 23,000-acre Rancho Mission Viejo (aka “The Ranch”) community in scenic South Orange County, CA. Approximately 75% of The Ranch is designated as preserved open space known as The Reserve at Rancho Mission Viejo. The remaining 25% is identified for the phased development of multiple inter-generational villages over the coming years.
Ultimately, Rancho Mission Viejo is expected to encompass 6,000 acres and is planned for up to 14,000 homes (including 6,000 homes in “Gavilan” neighborhoods exclusive to residents age 55-plus), making it the largest new community to be developed in California. Also planned for the Ranch are up to five million sq. ft. of non-residential uses, sites for schools, parks and recreational facilities, community farms, essential services, and trails and roadways. The Ranch is an Agrihood ™ with three community farms now in production and more farms planned. In addition, Rancho Mission Viejo represents a new model for true inter-generational living whereby Gavilan neighborhoods exclusive to residents 55-plus are being integrated into all age neighborhoods to better unite residents through shared interests and abilities versus divide them by age.
“What homeshoppers experienced on Sunday at Esencia was the continued evolution of inter-gen living on The Ranch --- at some of the highest hillside elevations around,” said Kelly. “Homeshoppers toured five new neighborhoods with brand new model home complexes, walked through Napa-inspired, Farm House Interpretive architecturally designed homes highlighted with rooftop decks and covered patios to take advantage of the elevated and panoramic views, plus they saw the location of the new Hilltop Club (now under construction), and learned about the many programs and activities this impressive ‘ageless’ amenity will offer when it opens next Spring.”
Recently named “Best Master Planned Community” by the Building Industry Assn. of Southern California, the hillside village of Esencia (Spanish translation: the essence) is envisioned to provide an integrated mix of 2,537 all age and Gavilan 55-plus homes for sale (plus apartments). The first collection of 12 neighborhoods offering homes for sale at Esencia were part of The Canyon House Neighborhood, now nearly 60% sold out within a year of their debut. The existing Canyon House Neighborhoods are currently priced from the high $400,000s to over $1 million.
Five of the existing Canyon House Neighborhoods took advantage of Sunday’s grand opening to announce the release of new phases in The Hilltop Neighborhoods. These new neighborhoods include the all age neighborhoods of Aria and Aubergine by TRIPointe Homes, Citron and Heirloom by CalAtlantic Homes and the Gavilan 55-plus neighborhood of Cortesa by Shea Homes. With model homes already open and available for touring in Esencia’s Canyon House Neighborhoods, each of the existing neighborhood are now offering new phases of home situated along elevated locations within The Hilltop Neighborhoods to afford spectacular view opportunities.
In addition, five brand new Hilltop Neighborhoods debuting new model homes last Sunday included the following:
• Sage - townhomes ranging from 931 to 1,791 sq. ft. by Meritage Homes. Priced from the high $300,000s
• Veranda – townhomes ranging from 1,681 to 2,254 sq. ft. by MBK Homes. Priced from the high $500,000s

• Briosa – single family detached homes ranging from 3,069 to 3,491 sq. ft. by William Lyon Homes. Priced from the high $900,000s
• Arista – a “Gavilan” neighborhood of primarily single story detached homes ranging from 1,466 to 1,875 sq. ft. by Del Webb Homes. Priced from the high $600,000s
Plus, opening later this Fall will be Iris by CalAtlantic Homes, primarily single story detached homes for Gavilan age 55-plus homebuyers, offering interiors ranging from 1,729 to 2,340 sq. ft. and priced from the mid-$600,000s.
Combined, the 11 new Hilltop Neighborhoods are proximate to The Hilltop Club, now under construction and envisioned as the recreational and social heart of Esencia. The expansive Hilltop Club has been designed as a resort-style clubhouse with indoor-outdoor fitness and group exercise spaces, swimming pool, wading pool, spa, seasonal and special event bar with lounge seating, BBQ pavilion, bocce ball courts, game arcade, firepits, and a large lawn for community events, celebrations and gatherings.
Through the unique programming and services offered to all Rancho Mission Viejo resident via “RanchLife,” fitness classes, health and wellness workshops, happy hours, club meetings and all sorts of events and activities at The Hilltop Club will be conducted for residents of all ages with all amenities available to all Ranch residents. And, views from The Hilltop Club, situated at the pinnacle of Esencia, will feature expansive coastal and backcountry vistas including the preserved lands of The Reserve at Rancho Mission Viejo.
“As we continue to evolve the concept of inter-generational living here on The Ranch,” said Kelly, “RanchLife and the integrated lifestyle we are encouraging will help provide residents with the choice to be as connected to each other as they desire.”
Kelly explained that, complimenting places like The Hilltop Club, are amenities designed for families as well as amenities exclusive to Gavilan 55-plus residents, including the recently opened Outlook swim and social retreat as well as the large Hacienda clubhouse with its Palomino Lounge, fitness center and resort-style pool in The Ranch’s first sold out village of Sendero.
While numerous recreational amenities and facilities are already open at Esencia and Sendero, plan are also underway for The Pavilion, a multipurpose gymnasium with adaptable space for basketball, volleyball, and all sorts of cultural and social events. And, anticipated to open for instruction by Fall 2018 right next to The Pavilion is the new Esencia K-8 school (part of the acclaimed Capistrano Unified School District). In addition, approximately 50 acres of commercial space has been allocated at Esencia for such uses as retail shops and services, restaurants, professional and medical offices, and more.
Esencia on The Ranch is located just 2.3 miles from downtown San Juan Capistrano and five miles from San Clemente and Doheny State Beach, with easy access provided to the employment and retail centers of Ladera Ranch, Mission Viejo, Irvine, Rancho Santa Margarita and other Orange County areas.
