Vik Vad to Conduct Seminar on Austin Real Estate Market Trends
Austin, TX (PRWEB) July 15, 2013 -- As mid-summer approaches, there seems to be no end in sight to the current rapid pace of home sales in the greater Austin area. The volume of sales has increased for two years straight, with the most home sales on record for the months of April and May, and very likely June as well, when the figures come in later this month. All statistics show an increase in prices as well, with the total dollar volume of properties sold 40% higher in the past months, than in the same month in 2012, just one year ago.
"Though this trend seems likely to continue throughout 2013," states Vik Vad, a real estate broker with Cantera Real Estate, "there are certain things both buyers and sellers can do to position themselves advantageously, so that they can benefit from this market." Mr. Vad is holding a seminar later this month, and will address strategies for both those looking to purchase a home, as well as those planning on selling.
Many areas of town are seeing a shortage of inventory, and in some neighborhoods, houses that come on the market are getting multiple offers as soon as they hit the market. "Buyers have to be realistic, and not try to lowball too much, or expect too many seller concessions," Vad acknowledges. "However, there is no need to overpay, and standard due diligence is always something any home purchaser needs to do." Vad will explain the dynamics of competing in this market, how to best present offers, and how to win multiple offer scenarios. He will explain what listing agents are looking for in an offer, and how to prepare and present it.
Can sellers just sit back and not do too much other than listing their home? "Absolutely not, as prepping, staging, and effectively marketing a home still cause it to sell for the highest amount, in the shortest time," exclaims Vad. "This is always the case, regardless of the market, and I've seen some do-it-yourselfers pay dearly for mispricing their home, or making common mistakes either on the home itself, or in contract negotiations." The seminar will explain how a seller can gauge the value of an offer, how to best handle multiple offers, and why highest may not necessarily be best, due to other factors.
